What does floor insulation cost in 2026?

Three measures beneath the ground floor, three amounts. What each costs, what pushes you higher or lower, and how to read a quote.

Floor insulation carries three price tags in practice, and which one applies to you depends on what is feasible beneath the ground floor. The direct route is having your floor insulated: insulation against the underside of the ground floor, for which you reckon on € 1,200 to € 2,800 for an ordinary terraced house. A large or detached home with more ground-floor area moves toward the upper end of that band; a compact home with 40 to 60 m² below often stays under it.

If that direct route does not fit — a low, partly filled or damp crawl space sometimes will not allow insulation against the floor — the choice falls to ground insulation: an insulating layer on the crawl-space floor, at € 800 to € 1,800 the lightest sum of the three. If you don't know what is going on beneath your floor, or suspect water, a crawl-space inspection with damp advice of € 95 to € 350 maps that first; the amount is often offset once you award the job.

Within those bands you move up through a handful of floor-specific factors. A wooden ground floor asks a different approach than a concrete one, and that difference shows up in the labour. The height under the joists and how easily the crew reaches the hatch set the pace — a roomy, dry crawl space costs fewer hours than a cramped one where every board is a struggle to place. Standing water or a wet base needs attention to the cause before any layer goes in. It also varies by region; around the Randstad the rates run some 10-20% higher.

For an HOA or commercial property the sum shifts to project work, usually charged per square metre in a band of € 8 to € 20; the rate per metre then depends on the number of homes and the chosen method. A national insulation subsidy (ISDE) exists, with conditions that change regularly, so check with the installer what applies at the time of the work. Finally, compare a few quotes against the price index and make sure the crawl-space inspection, the material choice and any damp advice are named in them.
